    Is Tulum real estate a good investment?

    The short answer: it can be — but the outcome depends far more on what you buy and how you title it than on Tulum’s reputation. Here is what actually moves value, what can go wrong, and the questions to ask before you transfer a peso.

    What is genuinely driving demand

    Tulum International Airport (TQO)

    Felipe Carrillo Puerto International Airport opened in December 2023, a short drive south of town. Before that, every visitor arrived through Cancún, roughly two hours away. Direct access shortens the trip for US and Canadian buyers and lengthens the practical rental season.

    The Maya Train

    The Tren Maya began operating in December 2023 and connects Tulum with Cancún, Mérida and the wider peninsula. Rail plus airport means Tulum is no longer a single-road destination.

    Land supply inside the corridor

    Serviced, titled land inside the Fifth Avenue corridor is finite. Value in Tulum has historically followed infrastructure: the streets that got power, drainage and paving first are the ones that consolidated first.

    What can go wrong

    Most bad Tulum stories are not about the market. They are about paperwork.

    Title and ejido land

    A significant share of land around Tulum originated as ejido (communal) land. Property that has not been fully regularised can be impossible to deed. Only buy land that is already titled and ready for the escritura, and have a notary confirm the chain of title.

    Zoning and permits

    What you may build depends on the municipal land-use plan. Check the zoning code (for example H4 mixed use), density and height limits before you assume a rental villa or boutique project is viable.

    Services and holding costs

    Land with no power, water or paved access carries years of extra cost. Budget for predial (property tax), maintenance fees and, if you build, connection costs.

    Foreign ownership structure

    Tulum sits inside Mexico’s restricted zone (within 50 km of the coast), so foreign buyers typically hold through a bank trust (fideicomiso) or a Mexican corporation. Both are routine, but each has set-up and annual costs you should price in.

    Liquidity and returns

    Land is not a liquid asset and rental performance in a seasonal market varies widely. Treat any projected yield you are shown — by us or anyone else — as an assumption, not a promise.

    1. Is the property titled and ready to deed today?
    2. Was it ever ejido land, and how was it regularised?
    3. Which notary will close the transaction?
    4. What is the exact land-use zoning and density?
    5. Are power, water and paved access already at the lot line?
    6. What are the annual property taxes and maintenance fees?
    7. Who is the legal owner of record — and are there liens?
    8. What are the financing terms, in writing, with the full schedule?
    9. Is the reservation deposit refundable, and under what conditions?
    10. What happens if I want to resell before the deed is signed?
